Where a client chooses to use our full range of architectural services from start-to-finish of a project, our work is carried out in stages, from preliminary feasibility studies through to the developed technical design and on to the construction and completion of the building works. We also advise on the need to appoint other appropriate consultants, and on the best way to appoint a contractor to suit the particular requirements of each client and project.
Our services encompass interior design, architecture and space planning through to creating bespoke joinery. Each project is designed with attention to detail. We work with craftsmen and bespoke furniture makers as required, to create seamless, well-executed and beautifully finished projects.
Our portfolio spans a range of sectors, including residential projects for both private and developer clients. Further capabilities include conservation design, project management, feasibility studies, statutory applications, construction information and anything else needed to visualise and realise architectural design projects.
We begin with a feasibility study to develop a thorough project brief. This stage involves highlighting any opportunities or constraints presented by the existing site or building, and getting the ball rolling with initial concept ideas. Following a site visit, we then prepare a feasibility study report with our recommendations together with a budget cost, programme information and everything you need to move forward. We develop a brief to create a single, preferred concept design. We then review this vision against the construction budget, assist with bringing in other outside consultants if needed, and discuss pre-application planning feedback along with any other due diligence steps to make sure everyone agrees with the concept design layout in principle.
Throughout the technical design stage, we lock down the practical details to prepare construction information for contractors to provide accurate costs. In coordination with other consultants, we then discharge any planning conditions, draw up full working construction drawings, specify internal and external elements, submit building control applications and agree on a timescale for the build.
Our services in project management and contract administration deal with the coordination necessary to manage the complex process of transforming a brief and design into a building. This includes leading the project team, monitoring the progress and quality of the whole design and construction team against the issues of budget, scheduling and quality control. We administer the building contract through the procurement, construction, handover and conclusion of the construction process.
We approach each design with an ambition to design buildings that suit the context, the brief and the budget. Our residential projects are strongly individual and express the unique characteristics of their sites as well as the aims and ambitions of our clients. Modus Architects undertakes a wide range of residential projects, including new dwellings and residential developments.
Modus Architects is one of the Isle of Man´s leading practices in the provision of the adaptive reuse of heritage places.
